Key terms
ADR (Average Daily Rate)
The average revenue earned per occupied room per day. Calculated as: total room revenue ÷ total rooms sold.
Booking engine
The web-based tool embedded on your hotel website that allows guests to check availability, select rooms, and pay directly — without going through an OTA.
Channel manager
Software that synchronises your room availability and rates across multiple online distribution channels (OTAs, GDS, your direct booking engine) from a single interface.
Direct booking
A reservation made directly through your hotel's own channels (website, phone, email) rather than through a third-party OTA. Direct bookings have no commission cost.
OTA (Online Travel Agency)
Third-party platforms like Booking.com, Expedia, or Airbnb that sell hotel rooms and typically charge a commission of 15–25% per booking.
PMS (Property Management System)
The core software used to manage day-to-day hotel operations: reservations, check-in/out, housekeeping, folio management, and guest records.
Rate plan
A specific pricing configuration for a room type — e.g. "Best Available Rate", "Non-refundable", "Breakfast Included". Each rate plan can have its own pricing, restrictions, and cancellation policy.
RevPAR (Revenue Per Available Room)
A key performance metric: total room revenue ÷ total available rooms. Combines both occupancy and rate performance into a single number.
Yield management
The practice of adjusting room prices dynamically based on demand, seasonality, and market conditions to maximise revenue.
