Setting up dynamic pricing

Configure rules-based and AI-assisted dynamic pricing for your property.

Rules-based vs AI-assisted pricing

Nuvho offers two dynamic pricing modes:

  • Rules-based — You define conditions (e.g. "if occupancy > 80%, increase rates by 15%") and Nuvho applies them automatically.
  • AI-assisted — Nuvho's pricing engine analyses demand signals, booking pace, and competitor rates to recommend and optionally auto-apply rate changes.

Setting up rules-based pricing

  1. Go to Revenue → Dynamic Pricing → Rules and click Add rule.
  2. Choose a trigger: occupancy threshold, days-to-arrival window, or day of week.
  3. Set the action: raise or lower rates by a fixed amount or percentage.
  4. Choose which room types and rate plans the rule applies to.
  5. Set the rule priority (rules are applied in priority order when multiple rules match).
  6. Save and enable the rule.

Enabling AI-assisted pricing

  1. Go to Revenue → Dynamic Pricing → AI Pricing.
  2. Set your minimum and maximum allowable rate for each room type — Nuvho will never price outside these bounds.
  3. Choose between Suggest only (you approve each change) or Auto-apply (changes are applied automatically within your bounds).
  4. Toggle AI Pricing to Active.

⚠️ Important

Always set sensible minimum rates before enabling Auto-apply. Without a floor, the AI may drop rates aggressively during very low-demand periods to chase occupancy at the expense of ADR.
